We are seeking an internal candidate who is interested in growing their career through a 12 month secondment to backfill the parental leave of Rachel Dyus, Senior Asset Manager South Australian and Western Australian portfolios. The location of the role can be either Adelaide or Perth depending on the candidate. The ideal start date is early July to allow for adequate handover prior to Rachelmending leave.

The Senior Asset Manager portfolioprises of 67 assets with a total value of $ billion. The Senior Asset Manager will be accountable for contributing to the broader Asset Management (AM) business to embed a culture of collaboration, strategic thinking, knowledge, accuracy, customer centricity and consistency of service to the Asset Management clients (Funds) and customers (tenants).

The Asset Management core responsibilities include a clear focus delivering strategic AM services for their portfolio, being the maintenance and improvement of the quality of the managed portfolio, retention of existing and attraction of new tenants, growing rental levels and optimizing profitability and investment returns. To achieve this, a focus is required on asset strategy; maximising ie and value, ensuring costs arepetitive as well as minimising risks.

Core role responsibilities include:

• Assist and contribute to driving AM Industrial team performance

• Create and deliver asset management strategies to maximise property ie and returns across a portfolio of industrial assets

• Appoint and manage external leasing agents, together with directly negotiate leasing transactions and the documentation of the same

• Undertake strategic assessment of the assets and theirpetitors to understand the positioning of the assets in the market

• Oversee ie, expenditure and capital budgets with the Property Management and National Operations team

• Prepare Memorandums and Business Cases for Fund Managers, Investmentmittees and Boards on various proposals eg leasing & capital expenditure

• Strategic analysis, leasing, rent reviews and valuation coordination

• Interface and provide direction for Trust Analyst and Managers on forecasts/budgets/actuals

• Maintain high quality service offering to optimise the operation of each asset and achieve improved and high tenant experience/satisfaction levels

• Prepare, or assist with the preparation of, board and internal reporting including Strategic Asset Plans, which is to be concise, accurate and delivered on time

• Understand the key deliverables required for each Fund in which the portfolio of assets sits

• Instil a culture of customer service across all aspects of asset management, which leads to a clear reputation in the market that Charter Hall is a customer centric business

• Work with all parts of the asset management business to embed a culture of collaboration, strategic thinking and consistency of service

• Develop a strong market profile within the industry, through networking and the cultivation of key relationships

• Monitor and supervise internal or external Property Managers and Facility Managers to ensure performance hurdles and deadlines are met through ongoing liaison and relationship management
